Can you help me figure out what will make my property rent for more? 

Certainly! Not only can we advise you what paint to avoid turning away potential renters, we can point you in the direction of what most renters look for. Additionally, at the beginning of our relationship and at the time of tenant lease renewals, we will provide you with an analysis of the current market, rental value assessment, and suggestions for your property. 

Do you require adding Property Managers as Additional Insured on Owner Insurance Policies?

We do require being listed as an additional insured on our owner’s comprehensive general liability insurance policy. We carry our own insurance, however it is limited to the type of protection to those of a landlord. As a property manager, we assume all the liabilities that the homeowner would, and being listed as addition insured extends coverage from claims and lawsuits arising from the property itself. 

How much should I expect to pay for maintenance costs?

This can vary depending on the age of your systems – such as HVAC and heating – the type of property you have, natural surroundings, etc. We will review several maintenance items that your investment might need over the course of a year and help you budget for those expenses. As an owner there are always potential items that can come up – such as pipe break, flood, insects/pests, appliance failure – which is why it is helpful to have a maintenance fund for when those unexpected expenditures arise. 

How will repairs and Maintenance be handled? 

We believe in addressing maintenance issues promptly and routinely staying up to date on your property’s condition. All maintenance requests are put in through our portal and responded to within on business day or sooner. We can also set up a maintenance fund allowing us to make necessary repairs that do not exceed a certain amount. However you choose to handle maintenance at your property, we will work with you to make sure nothing is overlooked.

What lease terms do you offer? 

All of our residential leases start as one-year terms. You can expect a level of stability with rental income and a higher commitment form the tenant with a lease that has a longer term. 90-days before the lease expires, we will reach out to the tenants and inform them of their options with renewing their current lease. We require 60-day notice from tenants about their renewal.

The most common answer we hear from those who have attempted to manage their own property is that they didn’t realize how much work it actually is. Having a property manager as the middleman to mediate any difficult situations is a key benefit. We also stay up to date with laws regarding Landlord/Tenant relations to help you keep your money in your pocket and your investment stays protected.
